- Assist with preparation of annual budget. Notify membership of adopted budget, notify members of assessment for each unit.
- Prepare, analyze monthly financial statements using Quickbooks, cash basis.
- Maintain association financial accounts. Collect assessments, deposit monies, take action against delinquent homeowners as per BOD.
- Assist tax accountant with yearly tax returns.
- Purchase necessary equipment, goods to perform duties. Cost to be borne by HOA to include reasonable reimbursement of expenses.

- Attend four HOA BOD meetings and one Annual Meeting. Prepare notices and assist in preparation of agenda. Take follow-up action as directed by the BOD.
- Make recommendations for insurance, legal and other services required for the operation of the HOA.
- Assist in maintaining Minute Book, Membership list and other HOA documents.
- Assist in preparation of newsletters, bulletins and distribute to the membership.
- Enforce Master Deed and By-Laws, rules and regulations.

- Emergency site visits to ensure contractor performance
- 24-hour availability/on-call maintenance
- Assistance in enforcement of community association covenants, By-Laws and restrictions
- Liaise with city/county/state authorities as needed (police, fire, claims adjusters, neighborhood watch, etc.)
- Supervision of contractors
- ARC and CC&R tracking
- Frequent review of community
- Full reporting to Board of Directors
